Tiles and sanitaryware for a commercial project: what to check

Tile types and grades, batch matching, wastage, and sanitaryware fittings — what to check when buying for offices, shops, clinics or rental properties.

In a commercial space, floors and washrooms take far more wear than at home — more footfall, more cleaning, less patience for repairs. Buying tiles and sanitaryware that suit that use, and in consistent batches, saves both money and headaches.

Choose tiles for where they go

  • Vitrified tiles are dense and hard-wearing — a common choice for office and shop floors.
  • Ceramic tiles are often used on walls, where wear is lower.
  • Anti-skid or matte finishes suit washrooms, entrances, ramps and kitchens; glossy tiles can be slippery when wet.
  • Outdoor areas need tiles rated for outdoor use and weather.

Ask the supplier which tiles are suited to heavy commercial footfall.

Size, thickness and finish

  • Larger tiles mean fewer joints and a cleaner look, but need a level base and skilled laying.
  • Check thickness for floors, especially where trolleys or heavy furniture move.
  • Look at the tile in daylight and under your lighting before finalising a colour.

Batch, shade and wastage

Tiles from different production batches can differ slightly in shade.

  1. Buy the full quantity from one batch where possible, and check batch numbers on the cartons.
  2. Add a margin for cutting and breakage — ask your contractor how much for your layout.
  3. Keep a few spare boxes for future repairs; matching later can be hard.

Sanitaryware and fittings

For washrooms in offices, clinics and shops:

  • Wall-hung or floor-mounted closets, wash basins and urinals — decide based on space and cleaning ease.
  • Ask about flush systems and water consumption.
  • For taps and fittings, check the finish and whether spares are easily available.
  • Consider accessible fittings where the public or elderly visitors use the washroom.

Brands, warranty and delivery

  • Ask for warranty details on sanitaryware and fittings.
  • Check how tiles are packed and whether breakage in transit is replaced.
  • Confirm delivery to site and unloading, since tiles are heavy.

Mistakes to avoid

  • Buying tiles in instalments from different batches. Shade differences show up clearly on large floors. Buy the full quantity at once.
  • Glossy tiles in wet areas. They look good in a showroom and become slippery in a washroom.
  • Forgetting skirting and steps. Order matching skirting, step and nosing tiles along with floor tiles.
  • No spares. Keep a few boxes aside for future repairs.
  • Choosing fittings without spares support. Taps and flush parts wear out; brands with easily available spares save you money over the years.

What to include in your enquiry

  • Area in square feet for each space (floor, wall, washroom, outdoor)
  • Tile type, size, finish and colour preference
  • Sanitaryware items and quantities
  • Brand preference, if any
  • Site location, delivery date and whether you need GST invoices

Compare suppliers in glass, ceramics and sanitaryware, or post your requirement with your areas and item list.
